C\u2019est le constat dress\u00e9 par Empruntis dans sa derni\u00e8re \u00e9tude annuelle sur le profil des primo-acc\u00e9dants, publi\u00e9e le 14 avril 2026. L\u2019\u00e2ge moyen des personnes ayant sollicit\u00e9 ce courtier au premier trimestre pour une premi\u00e8re acquisition a grimp\u00e9 \u00e0 36,5 ans, soit six mois de plus qu\u2019un an auparavant (36 ans en 2025).<\/p>\n<p>Derri\u00e8re ce glissement se lit une r\u00e9alit\u00e9 plus dure : les jeunes m\u00e9nages sont les premiers exclus du march\u00e9 immobilier. La tranche des moins de 30 ans ne repr\u00e9sente plus que 29% des dossiers financ\u00e9s, en recul de deux points de pourcentage sur un an. La tranche des 30-39 ans devient dominante, avec 41 % des dossiers.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Des_conditions_demprunt_au_plus_dur\"><\/span>Des conditions d&#8217;emprunt au plus dur<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cette \u00e9volution tient, en grande partie, au contexte macro-\u00e9conomique d\u00e9grad\u00e9. L&rsquo;obligation assimilable du Tr\u00e9sor (OAT) sur 10 ans &#8211; la r\u00e9f\u00e9rence des emprunts de l&rsquo;\u00c9tat fran\u00e7ais &#8211; a culmin\u00e9 \u00e0 3,90% d\u00e9but 2026 &#8211; un pic historique depuis 2008 -, sous l&rsquo;effet conjugu\u00e9 des tensions g\u00e9opolitiques au Moyen-Orient et d&rsquo;un choc inflationniste sur l&rsquo;\u00e9nergie. Cons\u00e9quence directe : les bar\u00e8mes bancaires ont suivi, et les \u00e9tablissements ont durci leurs crit\u00e8res d&rsquo;octroi, exigeant d\u00e9sormais 15% \u00e0 20% d&rsquo;apport, contre 10% auparavant.<\/p>\n<p>Face \u00e0 la situation, les primo-acc\u00e9dants s&rsquo;adaptent. Empruntis note que la dur\u00e9e de cr\u00e9dit s\u2019allonge jusqu&rsquo;\u00e0 272 mois (pr\u00e8s de 23 ans) en moyenne. C\u00f4t\u00e9 budget, le projet moyen s&rsquo;\u00e9tablit \u00e0 266 873 euros, en l\u00e9g\u00e8re baisse (- 0,7% sur un an), avec une nette pr\u00e9f\u00e9rence pour la maison individuelle (64% des acquisitions, en hausse de 17 points), au d\u00e9triment de l&rsquo;appartement. Une partie des primo-acc\u00e9dants empruntent m\u00eame sans apport, en recourant aux pr\u00eats aid\u00e9s (comme le pr\u00eat \u00e0 taux z\u00e9ro) ou en n\u00e9gociant \u00e2prement.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"La_part_des_acquisitions_a_deux_diminue\"><\/span>La part des acquisitions \u00e0 deux diminue<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Le profil se transforme aussi en profondeur. Selon Empruntis, les achats en couple reculent \u00e0 55%, tir\u00e9s vers le bas par une nouvelle g\u00e9n\u00e9ration de jeunes actifs qui n&rsquo;attendent plus d&rsquo;\u00eatre \u00e0 deux pour devenir propri\u00e9taires\u2026 ou qui n&rsquo;ont tout simplement pas le choix. Chez les 20-29 ans, plus d\u2019un jeune acqu\u00e9reur sur deux (59%) ach\u00e8te d\u00e9sormais seul.<\/p>\n<p>Par ailleurs, la primo-accession se concentre davantage sur des profils ais\u00e9s. En 2026, le revenu moyen du foyer primo-acc\u00e9dant atteint 4 353 euros par mois.\u00a0 Un chiffre en l\u00e9g\u00e8re hausse (+ 0,16% sur un an), mais qui masque de profondes disparit\u00e9s : derri\u00e8re cette moyenne se cachent des jeunes de 27 ans qui empruntent avec 3 537 euros par mois et des quinquag\u00e9naires qui ach\u00e8tent avec plus de 6 600 euros par
