Au premier trimestre 2026, l\u2019IRL s&rsquo;\u00e9tablit \u00e0 146,60 en France m\u00e9tropolitaine.<\/p>\n<p>Par rapport au premier trimestre 2025, o\u00f9 il atteignait 145,47, l&rsquo;IRL a progress\u00e9 de 0,78% sur un an. Concr\u00e8tement, les propri\u00e9taires ne peuvent pas r\u00e9viser leur loyer au-del\u00e0 de ce taux. La hausse de l\u2019indicateur est l\u00e9g\u00e8rement inf\u00e9rieure \u00e0 celle du trimestre pr\u00e9c\u00e9dent (+ 0,79% au quatri\u00e8me trimestre 2025), ce qui confirme le net ralentissement observ\u00e9 apr\u00e8s les fortes revalorisations de 2022 \u00e0 2024.<\/p>\n<p>Par d\u00e9rogation, des valeurs distinctes s&rsquo;appliquent en Corse et dans les d\u00e9partements et r\u00e9gions d&rsquo;Outre-mer (DROM). Au premier trimestre 2026, l\u2019indice de r\u00e9f\u00e9rence des loyers ressort respectivement \u00e0 142,38 et \u00e0 143,78.<\/p>\n<h2>Hausse pas syst\u00e9matique<\/h2>\n<p>Pour rappel, l\u2019IRL est calcul\u00e9 \u00e0 partir de la moyenne sur douze mois de l&rsquo;indice des prix \u00e0 la consommation hors tabac et hors loyers. Il sert de plafond l\u00e9gal \u00e0 la r\u00e9vision annuelle (hors charges) des loyers des logements vides et meubl\u00e9s. Le bailleur (ou l\u2019agence immobili\u00e8re) ne peut proc\u00e9der \u00e0 la r\u00e9vision du loyer qu\u2019une fois par an, \u00e0 condition qu\u2019une clause le pr\u00e9voit express\u00e9ment dans le bail. La date de r\u00e9f\u00e9rence \u00e0 retenir est celle indiqu\u00e9e dans le contrat de location. \u00c0 d\u00e9faut, c\u2019est le dernier indice publi\u00e9 par l\u2019Insee \u00e0 la date de signature du bail qui s\u2019applique.<\/p>\n<p><span>L\u2019indice de r\u00e9f\u00e9rence des loyers du premier trimestre 2026 s&rsquo;applique \u00e0 la r\u00e9vision des contrats de location dont la date anniversaire se situe globalement entre la mi-avril et la mi-juillet.<\/span><\/p>\n<p>Il faut enfin noter que la hausse de l\u2019IRL ne concerne pas certains logements. En m\u00e9tropole, les biens \u00e9nergivores &#8211; class\u00e9s F ou G au regard du diagnostic de performance \u00e9nerg\u00e9tique (DPE) -, dont le bail a \u00e9t\u00e9 sign\u00e9, renouvel\u00e9 ou reconduit depuis le 24 ao\u00fbt 2022, ne peuvent pas voir leur loyer r\u00e9vis\u00e9.<\/p>\n<p>L&rsquo;IRL du deuxi\u00e8me trimestre 2026 sera publi\u00e9 vers le 15
