L&rsquo;occasion pour les emprunteurs qui ont souscrit un pr\u00eat \u00e0 un taux moins avantageux de ren\u00e9gocier leur cr\u00e9dit. Mais vers qui se tourner, comment proc\u00e9der, pour quel gain, quel co\u00fbt&#8230; les clefs pour ren\u00e9gocier son pr\u00eat.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"La_renegociation_a_qui_sadresse-t-elle\"><\/span>La ren\u00e9gociation, \u00e0 qui s&rsquo;adresse-t-elle ?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Attention, la ren\u00e9gociation de cr\u00e9dit n&rsquo;est pas forc\u00e9ment avantageuse pour tous les emprunteurs. \u00ab <em>Pour que ce soit int\u00e9ressant, il faut tout simplement que votre pr\u00eat soit \u00e0 un taux sup\u00e9rieur d&rsquo;au moins 0,70% par rapport au taux actuel<\/em> \u00bb, note Ulrich Maurel, fondateur du courtier Immopr\u00eat. En-dessous, les frais li\u00e9s aux indemnit\u00e9s de remboursement anticip\u00e9 (IRA) et \u00e0 la prise d&rsquo;une nouvelle garantie risquent d&rsquo;\u00eatre sup\u00e9rieurs au gain g\u00e9n\u00e9r\u00e9.<\/p>\n<p>Selon le courtier Meilleurtaux.com, revoir son cr\u00e9dit immobilier est pertinent lorsque le capital restant d\u00fb, hors int\u00e9r\u00eats, s&rsquo;\u00e9l\u00e8ve \u00e0 70.000 euros minimum.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Les_demarches_a_suivre\"><\/span>Les d\u00e9marches \u00e0 suivre<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Le premier r\u00e9flexe est d&rsquo;aller voir sa banque. \u00ab <em>Et leur dire : soit vous me faites une proposition, soit je pars. Il n&rsquo;y a pas de demi-mesure. Il faut vraiment faire jouer la concurrence<\/em> \u00bb, tranche Ulrich Maurel. De son c\u00f4t\u00e9, le directeur g\u00e9n\u00e9ral d&rsquo;Union de Cr\u00e9dit Immobilier Jean-Pierre Pires conseille de se renseigner en amont sur les offres des concurrents pour pouvoir avancer des arguments \u00e0 sa banque. G\u00e9n\u00e9ralement votre banque vous laissera partir, pr\u00e9f\u00e9rant encaisser les p\u00e9nalit\u00e9s de remboursement anticip\u00e9.<\/p>\n<p>Deux choix s&rsquo;offrent alors \u00e0 vous : soit vous faites vous-m\u00eame le tour des autres \u00e9tablissements ou vous faites appel \u00e0 un courtier qui s&rsquo;en chargera pour vous. Ce dernier vous fera alors signer un mandat, qui \u00ab <em>l&rsquo;autorise seulement \u00e0 instruire votre dossier, aucun frais ne vous sera exig\u00e9, c&rsquo;est interdit<\/em> \u00bb, explique Jean-Pierre Pires. Pour les documents \u00e0 fournir, \u00ab <em>ce sont les m\u00eames que pour un pr\u00eat immobilier<\/em> \u00bb, indique Ulrich Maurel. A savoir, vos trois derni\u00e8res fiches de paie, votre avis d&rsquo;imposition, vos trois derniers relev\u00e9s de compte, les justificatifs de tous vos pr\u00eats en cours et le titre de propri\u00e9t\u00e9 de votre logement.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Ce_quil_faut_renegocier\"><\/span>Ce qu&rsquo;il faut ren\u00e9gocier<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Deux possibilit\u00e9s : soit vous ren\u00e9gociez les mensualit\u00e9s, soit la dur\u00e9e de votre pr\u00eat. Tout d\u00e9pend ensuite de votre situation. En r\u00e9duisant la dur\u00e9e, vous baissez le co\u00fbt de votre pr\u00eat. En diminuant les \u00e9ch\u00e9ances, vous gagnez tous les mois en pouvoir d&rsquo;achat. Attention, des frais li\u00e9s \u00e0 la ren\u00e9gociation sont \u00e0 prendre en consid\u00e9ration. Comptez en moyenne 1.000 euros de frais de dossier et de garantie. Pensez \u00e9galement \u00e0 votre assurance emprunteur ! En effet, il y a 10 ans, vous n&rsquo;aviez peut-\u00eatre pas la m\u00eame sant\u00e9 et son co\u00fbt peut avoir augment\u00e9. Prenez le temps de faire quelques calculs pour \u00eatre s\u00fbr que l&rsquo;op\u00e9ration vaille le coup. Pas de panique, vous pouvez pour ce faire vous tourner vers un courtier ou tout simplement vers une autre banque qui se chargera de les faire \u00e0 votre place. Et ce, sans aucun frais.
